SPECIAL CALLED PLANNING BOARD MEETING

SEPTEMBER 26, 2005

MINUTES

 

 

Members Present:       Chairman Patricia Tilley, Richard Pierce and Billy Brede

Staff Present:              Manager Tim Barth and Town Clerk Vickie Best

Others Present:           John & Wanda Schreiber

 

 

MEETING CALLED TO ORDER

Chairman Tilley called the Special Called Meeting to order at 4:38 p.m. in the Town Hall Boardroom.

 

The purpose of the meeting is to discuss the zoning of the Trinity Cove Subdivision.

 

 

TRINITY COVE SUBDIVISION: ZONING

The Board of Aldermen referred the said zoning back to the Planning Board.

 

Manager Barth explained that the area meets the R3 designation rather than R1. The area does not lend to R1 zoning even with a PUD overlay because of the duplexes and single-family homes.

 

Mr. Schreiber showed pictures of the duplexes going into Phase 1.  The duplexes will provide more open green space.  Lots 1-11 will be used for multiple family homes.

 

The Planning Board did not realize that there would be a mixture of use, thus the need to review the proposed zoning.

 

After reviewing the plat, Mr. Schreiber agreed to increase the lot sizes.

 

 

MR. BREDE MADE A MOTION FOR THE TRINITY COVE SUBDIVISION LOT LINES TO BE INCREASED FOR PHASE 1 TO COMPLY WITH R2 STANDARDS OF 11,000 SQUARE FEET NOT TO INCLUDE ROAD FRONTAGE FOR LOTS 12-23.

MR. PIERCE SECONDED THE MOTION.

MOTION CARRIED.

 

 

MR. BREDE MADE A MOTION FOR THE PRELIMINARY MASTER PLAN FOR TRINITY COVE SUBDIVISION BE ACCEPTED AS R2 ZONING  FOR THE ENTIRE AREA FOR BOTH MULTIPLE FAMILY AND SINGLE FAMILY DWELLINGS. THE REVISIONS ARE TO BE REFLECTED FOR PHASE 1 PRIOR TO COMING FOR APPROVAL FOR PHASE II.

MR. PIERCE SECONDED THE MOTION.

MOTION CARRIED.
