Meeting Called to Order:
Chairman Tilley called the meeting to order at 3:40 p.m. on April 12, 2004, in the Town Hall Boardroom.
Approval of Minutes of the Previous Meeting of March 8, 2004:
There were no minutes to be approved.
Zoning of Campbell Creek
Area:
Tim Henson displayed a map of the area east of Campbell Creek showing few details other than the property lines. Board determined that this area could not be blanket zoned. It contains most of the remaining open bottom land in Maggie Valley. By the next meeting in May, Tim will, with the assistance of Chris Boyd, display the critical watershed areas, flood plains, etc. Depending on present construction density, areas targeted for R-3 zoning, such as Crockett Meadows and Stony Ridge, R-1 along the west side of Campbell Creek, C-1 bordering the south side of US-19, and others will be discussed and marked according to their suitability.
The area east of Campbell Creek contains several land usages that do not conform to present Maggie Valley ordinances. Richard Pierce made a motion and seconded by Mark DeMeola, to wait about 2 weeks until new requirements are handed down from the state and county before amending the current ordinances.
Meeting Schedules:
In an effort to maintain a quorum the regularly scheduled planning board meetings will be held on the first Wednesday of each month.

P.M.

MOTION CARRIED.
There will be a meeting on May 6, at 6:00 p.m.
Workshop with Dr. Cooper on May 11, at 6:00 p.m.
Outdoor Sales
Clarification:
To end some confusion, outdoor vending by permanent local businesses is permitted year round and not only during special events. Planning Board members are encouraged to attend the Board of Aldermen meeting for the public hearing involving the outside vending ordinance.
FEMA Regulations Regarding
RVs, Park Trailers and Others:
Chairman Tilley suggested that each item affecting current ordinances be worked out and be carried separately through each ordinance. This will require additional Workshops to be scheduled. The difference between RVs and Park Models needs to be addressed and followed through in the ordinance.
Public Information
Joann Lyons made a motion that the Town periodically publish an article in the local papers to update the citizens of any change in the Town of Maggie Valley Ordinances. Motion seconded by Richard Pierce, all were in agreement.
Other:
Joann Lyons will be excused from the plat approvals on Linson Ridge, due to a conflict of interest. Pat will give a 48 hour notice.

ü Amendments regarding non-conforming use
ü Sign Ordinance
